UNDERSTANDING CUSTOMER EXPECTATIONS
We begin with in-depth discussions with existing residents or society members to clearly understand their needs, preferences, and expectations from the redevelopment.
CRAFTING THE REDEVELOPMENT BLUEPRINT
A comprehensive redevelopment plan is designed, incorporating proposed layouts for residential and commercial spaces. The goal is to align the new design with the expectations of individual members as closely as possible.
FINALIZING THE PROPOSAL
Once the design is approved by society members, it is refined to ensure full compliance with PMC regulations. Any necessary modifications are made in collaboration with architects to meet statutory requirements.
LEGAL FORMALIZATION
With the approved redevelopment plan in place, a legal agreement is signed between the housing society and the developer, ensur ing t ransparency and mutual understanding.
SECURING APPROVALS
Following the legal agreement, we initiate the process of obtaining all necessary construction approvals from the relevant PMC departments.
COMMENCING REDEVELOPMENT
Once residents have been safely relocated and all approvals secured, demolition and construction proceed in accordance with the sanctioned plan.
COMPLETION & HANDOVER
Upon project completion, we obtain the occupancy and completion certificates from the authorities, ensuring a seamless transition for residents into their new homes.

MR. CHARUDATTA JOSHI
- FOUNDER & MANAGING PartnerMr. Charudatta D. Joshi is the Founder and Managing Partner of The Nest Constructions, a well-established real estate development firm with a track record spanning over 29 years. A qualified Mechanical Engineer, he holds a B.E. (Mechanical) from the University of Poona and an M.Tech. in Mechanical Engineering (Weapons) from the Defence Institute of Advanced Technology, Pune.
Mr. Joshi began his professional career at Bajaj Tempo Ltd. in 1981, before joining the Defence Research & Development Organisation (DRDO) in 1982. As a Senior Scientist (Class I Gazetted Officer), he played a pivotal role in several key armament design and development projects for the Indian Army and Indian Air Force. His work earned recognition for advancing indigenous capabilities in India’s defence sector.
Driven by an entrepreneurial spirit, Mr. Joshi voluntarily retired from government service in 1996 to pursue his longstanding interest in business. That same year, he established The Nest Constructions with a vision to bring integrity, transparency, and quality to the real estate sector.
Under his leadership, The Nest Constructions has successfully executed numerous residential projects, earning a reputation for timely delivery and superior construction standards. His core values—hard work, honesty, perseverance, meticulousness, punctuality, and dedication—have been instrumental in shaping the company’s culture and customer-centric approach. Mr. Joshi has been privileged to serve as the Secretary of the esteemed M.B.V.A. (Marathi Bandhkam Vyavasayik Association) having over 300 Developers associated with, for a tenure of 3 years.
Despite the challenges faced in the dynamic real estate landscape, Mr. Joshi’s unwavering commitment and “never-say-die” attitude have steered the company through periods of adversity, securing its standing as a trusted name in the industry.
MR. OJAS JOSHI
- PARTNERCarrying forward the legacy of The Nest Constructions, Mr. Ojas Joshi joined the firm in 2014, bringing with him a strong academic foundation and a forward-thinking approach to real estate development. He holds a degree in Civil Engineering from Maharashtra Institute of Technology and has completed a Post Graduate Program from the S.P. Jain School of Global Management.
Mr. Ojas Joshi is a confident and self-driven professional with a comprehensive understanding of the real estate industry. His civil engineering background equips him with the technical insight required to effectively interpret customer needs, evaluate emerging products in the market, and address the challenges faced by on-site execution teams. Blending technical expertise with sound business acumen, Mr. Joshi focuses on strategic growth and efficient project planning. Over the past decade, he has played a pivotal role in expanding the company’s portfolio by contributing to acquire 18 projects.

MR. GANESH POHANE

Civil), Partner in The Nest Constructions is celebrated for his sincerity, sharp attention to detail, and unwavering commitment to completing projects on or even before deadlines. Being at the helm of execution, Ganesh has built robust systems and is a teamoriented leader which inspire his team to deliver their best. Over his 25+ years in the construction industry, he has developed exceptional communication skills, enabling him to foster strong relationships with the Customers, Contractors and Vendors. A compassionate leader, Ganesh sir actively supports various social causes, reflecting his deep sense of responsibility toward the community.
MR. SANTOSH TOTE
- PARTNERMr. Santosh Tote (B.E. Civil), Partner in The Nest Constructions is a leader known for his ambitious outlook and ability to inspire those around him. His philosophy centres on inclusive growth, ensuring that every individual in the organization grows alongside the company. He has built a systemdriven team composed of Chief Engineers, Project Managers and Project Co-ordinators- each selected for their technical competence and dedication, thus aiding the Nest to undertake mega projects.
